Abstract

The article analyzes the domestic real estate market from the standpoint of internal economic processes and external factors.

 It is proven that effective management of this market requires a deep understanding of both the historical prerequisites of its formation and modern trends and challenges facing state institutions and the private sector. The focus is on the modern realities of the real estate market, historical and other factors that influence the correlation of demand, investment attractiveness, state regulatory policy and the impact of the military conflict. A comparative analysis of the historical experience of managing the real estate market in Ukraine and leading countries of the world is presented, revealing common and significant differences in approaches to regulation. The main trends of the domestic real estate market are highlighted, which include the transformation of the demand structure, the shift of geographical centers of activity, the development of new market segments and adaptation to conditions of uncertainty. These circumstances actualize the need for in-depth scientific research aimed at developing effective mechanisms for restoring and modernizing the real estate market in the conditions of post-war reconstruction. Foreign experience is presented as the effective use of modern management tools, including digital platforms, transparent pricing mechanisms and a developed system of property rights protection. It is noted that domestic practice is gradually integrating the best world standards, adapting them to the specifics of the national economy and legal system. It is determined that despite the active reform of the regulatory framework for managing the real estate market in Ukraine, individual provisions and norms require significant improvement based on the principles of transparency, protection of the interests of all market participants and stimulation of investment activity. The need for in-depth scientific research aimed at developing effective mechanisms for restoring and modernizing the real estate market in the conditions of post-war reconstruction is also substantiated.
